Text Box: Parking in the Street
Remember that  parking in the street is only allowed on a temporary and non-recurring basis.  The streets are not wide enough for parking, especially when two vehicles are parked across from each other.  Emergency vehicles may not be able to reach those in need of their help. Also, vehicles parked in the street decrease visibility and cause a distraction. This creates many hazards for pedestrians, bicyclists, and other drivers. 
If you have any guests requiring over flow parking, please keep the following in mind:
1. Parking within 50 ft of stop signs, 15 ft of fire hydrants or facing oncoming traffic are all illegal and may result in fines from the City of Concord Police Department.  
 * City of Concord Code of Ordinances - Chapter 58, Section 58-245
2. Parking on curbs and lawns are both violations of Brandon Ridge Covenants
as well as city ordinances.
3. The post office will not deliver mail to blocked mailboxes. Please be courteous and do not block any mailboxes.
4. Do not park directly across from another vehicle. 
5. If you know that you are going to have a guest parking in the street on a temporary basis, please advise the Board to avoid receiving a violation or fine.
Text Box:   Pet Concerns
We have received many complaints recently regarding dogs and wanted to address them with the community. 
  The first complaint is barking. Per section 7.5 of the covenants, as well as the City of Concord noise ordinance, owners are responsible for preventing their pets from creating any unreasonable disturbance. Please be courteous of your neighbors and bring your pets inside if they are prone to barking. Many homeowners have young children that are in bed by 9pm and barking dogs can make bedtime difficult for them. Also, try not to put them outside in the morning until after 8am if possible and do not leave them out for extended periods of time. 
  The second is dog waste. Please remember that all pet waste is the responsibility of the owner to remove from common areas and others yards. Pet waste can become a health hazard and contaminate water supplies. It is also a violation of section 7.5 to leave pet waste on common areas. Please carry a bag with you when you walk your dog and remove their waste.
  Finally, all pets must be kept leashed when outdoors. Loose pets can become very dangerous as they create a driving hazard. Again, this is a violation of section 7.5 of the covenants. 
  Please do your part and make sure your pet is not an inconvenience for others in the neighborhood. We understand that pet owners have pets because they love them, but others may not feel the same way about your pet.

Dues Reminder

Just a reminder that your second dues payment is due by 4/1/11. Accounts with a balance after 4/30/11 will been charged a $20.00 late fee per month. Once a late fee is assessed, it can not be waived. Delinquency is being enforced through the legal system and can result in the loss of your home. We do not wish to take that route, but we have to make sure the community is taken care of. Payments need to be made payable to “Brandon Ridge HOA, Inc.” and mailed to P.O. Box 191, Concord, NC, 28026. Email: HOA@BrandonRidge.org to set up payments if you are experiencing a hardship.

Landscaping Requirement

As Spring approaches, it is time to make sure your landscaping meets the requirements as set forth in the covenants. We have begun enforcing the planting and lawn requirements and homes that do not meet the requirements will be fined beginning 4/30/11. All homeowners are required to have a minimum of 6 shrubs and 2 trees planted in the front of the home. Beds should have fresh mulch/pine-straw and be free of weeds. Lawns are to be mowed to no taller than 6” and be free of weeds. Please make sure to review the full guidelines; the covenants can be downloaded from the files page. A letter was also delivered  last year describing the requirements. A copy of the letter can be viewed HERE. Please keep in mind that these are not new requirements. They are the same as when you bought your home.
